This can be done several times before having to strip the floors mechanically to start over with a clean surface. 

The next method requires mechanically grinding the floor to remove discoloration or worn faded or damaged stain and failing sealers, that can not be improved by using a floor finish or wax. This is commonly seen in  floors that have gone years without receiving any maintenance, perhaps was installed improperly, or the products used during the installation were not quality commercial-grade products. Sometimes the deteriorating condition of concrete floors is caused by damage such as a leaking pipe or  simply the use of caustic chemical cleaning products, that over time spoil the sealer, coating, and even the stain.
